
June 8, 2011 — Alex Kopicki, a senior developer/project manager with Manekin, LLC, helped The Johns Hopkins Carey Business School’s Edward St. John Real Estate Program win the 2011 NAIOP Maryland/DC Capital Challenge.
Real estate programs from Johns Hopkins, Georgetown University, American University and the University of Maryland competed for a highest and best-use analysis of Buzzard Point, a Southwest D.C. site owned by Akridge.
The team of Kopicki, A.J. Luce, Andrew Schwartzman and Ryan Beible spent more than 60 days on the independent study project. Ultimately, they proposed the following development program:
Hotel and conference center with approximately 400 keys and associated street retail
- 400-unit rental apartment building with many “human comfort” amenities
- 600-car structured parking facility
- 20,000 square feet of convenience ground floor retail with Metro shuttle stop
- 275,000-square-foot sports/entertainment center with basketball, volleyball, indoor soccer and racquetball facilities; batting cages, a fitness center and climbing wall. The center also could be utilized as a 3,500-seat entertainment venue.
- A later project phase to include a secured 1.2-million-square-foot corporate campus facility
First place earned the team $10,000 and a trophy that will be displayed in the Edward St. John Conference Room at JHU Carey’s Harbor East campus.
