As one of the fastest growing areas in the Baltimore-Washington metropolitan region, the BWI district is spreading its wings in a whole new way.
Picture a ring around Baltimore-Washington International Thurgood Marshall Airport (BWI) with places to live, work and shop at its center.
The concept — called Aerotropolis — consists of two massive developments in the BWI Central Business District and it’s getting the attention of developers.
At least six or seven major developers have expressed interest in buying land in the area, said Mitchell Weber, president of Heffner & Weber Cos., a Linthicum developer working on Aerotropolis.
“Some major players have made this their keystone project,” he said. “It’s going to be a hot area and will help the public and private sector and create juice for the airport.”
The proposed Aerotropolis will consist of CrossWinds Resort, a high-end resort and conference center and BWI Town Center, up to 10 million square feet of mixed-use office, retail, hotels and residential.
“There’s nothing like it anywhere else,” said Weber, whose firm is developing up to 3 million square feet at BWI Town Center. “It was ripe to happen here.”
The $1.5 billion project is expected to take 10 to 15 years to be completed.
The $500 million, 2.5 million-square-foot CrossWinds Resort, being developed by Asha Cos. of Clarksville, will include a conference center, over 1,100 rooms and suites featuring a Crowne Plaza and upscale Hotel Indigo, a city walk with restaurants and retail and an indoor water park. The resort is slated for completion in early 2010.
